THE FIRST BUILDINGS OF KANDI DEVELOPMENT WILL BE BUILT BY EMBACH EHITUS
There are a total of six properties under development in Kandi, three of which are being developed by Kaarsilla Kinnisvara. The total size of the three properties located near the Ilmatsalu circle is 29,159 m2. The building area of the properties is 12,905 m2.
The building on Vana-Kandi tee 1 has approximately 3,000 m2 for lease, 1/3 of which is covered by contracts even before construction. There is still spaces available from minimum sizes of 70m2. The focus of this building is primarily companies related to the sale or service of automotive and motorcycle equipment.
All surfaces are equipped with security equipment (G4S), water connection (cold water), sewerage and gas connection. If desired, we will install a heating solution - an air-to-air heat pump, a gas heater or a gas boiler. According to Allan Tull, sales manager of Kaarsilla Kinnisvara, those who are quicker also have the opportunity to rent office space on the second floor of the office block.
The building area of Vana-Kandi tee 2 plot is 6,031 m2. A warehouse and production building with a total area of 4,800 m2 is planned for the plot. "As of today, 2/3 of the building is covered by lease agreements, another 1,700 m2 of leasable space is still available," said Tull. The focus of the building is primarily companies engaged in logistics, production and warehousing. Due to the above, the planned building is equipped with high lifts, ensuring optimal access to large vehicles. The completion date of the Vana-Kandi tee 1 building is 30.11.2020, the completion date of Vana-Kandi tee 2 is 15.01.2021.
RENOVEERITUD SUUREJÕE KESKUS TAAS AVATUD!
Today at noon, the doors of the Pärnu Suurejõe Selver building that was under renovations from the middle of March were reopened.

Last week, Pärnu Decora opened its doors in new location. Decora is a neighbor of Suurejõe Selver, which is currently undergoing a renovation.

NEW WINDS IN THE MANAGEMENT BOARD OF KAARSILLA KINNISVARA!

THE SECOND BUILDING OF EERIKA ÄRIPARK IS BEING BUILT!
Kaarsilla Kinnisvara develops two stock-office type businesshouses in vicinity Viljandi ring and Lõunakeskus. According to Allan Tull sales manager of Kaarsilla Kinnisvara the first building is finished and filled with tenants. The construction of the second building has just started, but rental contracts are allready being signed. The experience from the first building shows a demand for commercial spaces of this kind. Even though the construction of the building is in its first fases there is only two commercial spaces with storage space available on the first floor. THE SECOND BUILDDING OF EERIKA ÄRIPARK WILL BE BUILT BY EMBACH
Kaarsilla Kinnisvara OÜ and Embach Ehitus OÜ have signed a building contract for the construction of the second building of Eerika Business Park.
Two buildings will be built on the premices of Eerika business park near Lõunakeskus, the first of which will be completed in November 2019. Following the contract, the second building should have usage permission by the end of May 2020. Initial plans are for tenants to move in from early June 2020.
There will be 2 110,8 m2 of rentable area in the second building. On the first floor there will be sales and warehouse premises, and on the second floor office spaces.
Viljar Jänes, Development Manager of Kaarsilla Kinnisvara, said that Kaarsilla Kinnisvara had the confidence to sign a building contract with Embach thanks to smooth cooperation with Embach Ehitus on the construction of the first building of Eerika Business Park. "Since the second building is similar to the first, we believe that there will be no major surprises regarding construction." Jänes added.

KODUKOTUS, THE LARGEST ELDERLY DAY CARE CENTER IN TARTU, WILL MOVE TO NEW PREMICES AT THE END OF THE YEAR
At the end of the year, Kodukotus, the largest day-care center in Tartu, will move to the brand new premises at 75 Viljandi Road.
The new location of Kodukotus in Eerika Business Park is under construction and will be completed in November this year. The 350 square meter business area will be shaped according to the wishes and needs of Kodukotus. The landlord is Kaarsilla Kinnisvara OÜ, the lease contract was signed for ten years.
According to Mayor Mihkel Lees, older people deserve better conditions for their activities. "The current home of the Home Home on the Staadioni Street has been heavily depreciated. The City Government has helped Kodukotus in negotiation of finding a new place of business and together we found suitable premises," said Lees. The mayor said that the city would also help the elderly to pay for new premises.

SALTO WILL GIVE A NEW FACE TO THE NEIGHBOURHOOD OF TIGUTORN
Architectural bureau Salto's work is playful with building capacities. Architects have divided the building into small units. The upper floors can be filled with apartments, on the lower floors will be taken up by offices and sales areas or the so-called leisure center. The upper volumes of the building follow the street, the lower ones are pushed into the plot, thus creating a public human-dimensional space on the street level. The Architectural jury found that Salto architects offered more variety on a limited plot than other contestants.
Managing Director of Kaarsilla Kinnisvara, Made Vares, said that the work of the architectural firm Salto was the most rational of the five: "The flexibility of building as well as the functionality of the building is important to us. Salto has created a system of buildings, the construction of which can be divided into several stages. The lower floors of this project can be built as a single recreational center or be separateted to office spaces. "
Tartu Town Architect Tõnis Arjus considers the competition to be successful because all the submitted works were of a high standard and tested the area in various possible ways. "Salto showed real skill with his work, making a practical, cost-effective solution to urban design, with simple techniques" Arjus says.

ARCHITECTURE COMPETITION IN TARTU
Kaarsilla Kinnisvara OÜ has organized an architectural competition in order to find the best city-style solution for the construction of the Väike-Turu 7 plot in Tartu and to find a comprehensive urban space solution.
Väike-Turu 7 is a development site with high potential in the city center of Tartu. The plot is located in a promising area in the area between the future Sadama Quarter and the Katlamaja Quarter. It is allowed to build a building with up to 8 storeys, the upper floors of which are planned for offices and apartments. Situated on the edge of the River Emajõgi, the future building (or complex of buildings) offers scenic views of both the city and the River Emajõgi.
In the immediate vicinity of Väike-Turu 7 plot there are AHHAA Center and Aura Water Center that are important tourist attractions in Tartu, in addition there is a sports school and Tasku shopping center in the neighbourhood. The area is also located near the bus station and open market.
Architectural competition seeks to find the best solution for creating attractive, modern and multifunctional urban space. The offerings must value the river, the existing environment, the rhythm of the city, the livingspace and environment.
The aim of the architectural competition is to create a building with of up to 8 floors, while the lower 3-4 floors are expected to be integrated throughout the entire complex of the building. The area of the competition area is 5 663 m2, and the result is 15 000 m2 of useful area. The building has an underground parking lot (for the total area of 15 000 m2, parking should be for 183 cars and 135 bicycles).
Viljar Jänes - development manager of Kaarsilla Kinnisvara described the planned functionality of the future development like this: "In our vision, the first floors of the development will be cafes, restaurants, retail and service companies. On the basis of today's vision, there could be a hotel in the building. On the higher floors there will be bureaus, office spaces and apartments. "
Five works were placed to the architectural competition with invited participants. Arhitekt Must, Kolm Koma Arhitektid, U-Design, Kadarik Tüür Arhitektid and Salto Arhitektuuribüroo.
In addition to the representatives of Kaarsilla Kinnisvara, the city jury Tõnis Arjus, landscape architect Karin Bachmann and architect Margit Mutso are among the jury members of the competition.
