Tehnika 3 commercial building gets building permit

The Tartu City Government issued a permit for the use of a commercial building at Tehnika 3, Tartu, on 14.02.2024.

The building, located on Turu Street with a high traffic flow, has nearly 3 900 m2 of lettable space. On the ground floor of the glass-fronted building there are commercial and warehouse spaces, on the first floor there are office spaces, only a few of which are currently not covered by lease contracts.

The first floor is fully let as of today. According to Made Vares, Managing Director of Kaarsilla Kinnisvara, those looking for office space should get in touch as soon as possible in order to find the most suitable solution for their business needs.

The building’s anchor tenant is Catwees, which has opened a modern Honda sales and service showroom in the building.

A glass façade and large opening windows on the south side of the building provide natural light to the spaces equipped with modern technical solutions. The south-facing windows are fitted with external blinds to prevent the rooms from overheating in the sun.

The building is connected to the Tartu district heating system and additional energy is provided by a solar park on the roof. For the convenience of the offices on the second floor, there is an elevator. The final layout and interior design of the premises will be based on the client’s wishes.

There is a large free car park at the rear of the commercial building, which has been designed to provide sufficient manoeuvring space for the transport serving the warehouses.

The office building was designed by Projekt O2 architect Kalli Metspalu and built by Mapri Ehitus OÜ.
